The rules for using this site, and the limits of what the information on it can do for you.

1. Who we are

houseextensionexpert.co.uk is operated by SharpCode Ltd, a company registered in England and Wales (number 16031384), registered office Suite 6585, Unit 3a, 34–35 Hatton Garden, Holborn, London EC1N 8DX (“we”, “us”). Using this site means accepting these terms.

2. What this site is

It is an information site and a free enquiry service. We are not a builder, architect, surveyor or planning consultant. We do not carry out building work, produce drawings, submit planning applications, or provide professional advice on your property.

3. Information, not advice

Planning and Building Regulations content is general guidance for England, drawn from the Planning Portal and GOV.UK and correct to the best of our knowledge on the date shown on each page. Rules change, and they apply differently in conservation areas, on listed buildings, where an Article 4 direction is in force, on designated land, and in Scotland, Wales and Northern Ireland. Nothing here is a substitute for a written answer from your local planning authority or advice from a professional you have appointed. Do not commit money to a project on the strength of a web page — ours or anyone else’s.

4. Cost figures

Cost ranges are indicative, produced from BestBuilders’ 2026 regional cost model (published national cost guides × a regional labour index, averaged across 519 UK towns). They are not quotes, not offers, and not a promise of what anyone will charge you. Real prices depend on the property, the ground, the specification and the market at the time. Use them to sanity-check quotes, not to set a budget.

5. The enquiry service

If you submit the quote form, your enquiry is passed to our lead partner, Bark, which forwards it to independent extension specialists covering your area.

  • We do not vet, accredit, endorse, inspect or supervise those specialists, and we do not verify their insurance, qualifications or trade-body membership. Satisfy yourself on all of that before work begins.
  • Any contract for work is exclusively between you and the specialist. We are not a party to it, we take no commission on it, and we cannot enforce it, price it or arbitrate a dispute over it.
  • We cannot guarantee that any specialist will contact you, how many will, or that any quote will be acceptable to you.
  • You must have the authority to request work on the property, and the details you give must be accurate. Do not submit someone else’s contact details.

6. Acceptable use

Do not submit false or malicious enquiries, scrape or bulk-download the site, attempt to interfere with it, or reuse our content commercially without permission. We may withdraw access for misuse.

7. Intellectual property

The content, layout and cost model presented on this site are ours or licensed to us. You may read, print and share pages for your own non-commercial use with a link back. Republishing substantial parts requires written permission.

8. Liability

We do not exclude liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be excluded — including your rights as a consumer under the Consumer Rights Act 2015. Subject to that: the site is provided “as is”; we do not warrant that it is error-free or uninterrupted; and we are not liable for loss arising from work carried out by a specialist you found through us, from a planning or building-control decision, or from a decision you took in reliance on general information here rather than professional advice on your property.

9. Third-party links

Links to the Planning Portal, GOV.UK and other sites are for reference. We are not responsible for their content, and a link is not an endorsement. Where we link to another site operated by the same company — BestBuilders.co.uk — we say so.

10. Changes, law and jurisdiction

We may change these terms; the current version always sits on this page with the date it was last reviewed. These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction, save that if you live in Scotland or Northern Ireland you may also bring proceedings in your local courts.
